Zonda announced it has acquired Builders Digital Experience (BDX), which includes the NewHomeSource.com new-construction home listings portal and the Envision online home design platform. Zonda plans to integrate BDX’s consumer marketplace and design tools with its housing data and technology platform to create an end-to-end digital new-home shopping experience and provide builders with enhanced lead generation and analytics.

OneKey MLS announced the acquisition of Mid-Hudson MLS, a privately broker-owned multiple listing service based in Poughkeepsie serving Dutchess County and the Mid-Hudson Valley. The deal expands OneKey MLS’s regional coverage and increases its subscriber base to nearly 50,000 real estate professionals, with the consolidation expected to be finalized in January 2024.

Mongo Holdings, through its wholly owned subsidiary Taylor Mercantile, acquired Kings River Marina in Shell Knob, Missouri, continuing its partnership with Atlanta-based private equity firm Keel Funds. The acquisition adds a 2.7-acre marina on Table Rock Lake with boat slips, storage, and an on-site restaurant, and the new owners plan growth initiatives to expand storage capacity and upgrade facilities.

LaunchPad Home Group subsidiary Residential Inspector of America (RIA) acquired Discovery Inspections, a residential inspection services provider based in Fayetteville, Georgia. The deal expands RIA’s presence and coverage in the Atlanta metropolitan area by adding Discovery’s established local market position and experienced team.

Investment funds managed by Morgan Stanley Capital Partners (MSCP) have acquired RowCal and will partner with the existing management team led by founder and CEO Jake Christenson. RowCal, headquartered in Minneapolis, provides outsourced homeowner association (HOA) property management services across Minnesota, Colorado, and Texas.

Exacta Land Surveyors, a portfolio company of Summit Park, completed the acquisition of Snider & Associates, a residential surveying services provider. Snider & Associates is headquartered in Germantown, Maryland and supports residential property transactions across the greater Maryland and Washington, D.C. area. The deal represents Exacta’s fourth acquisition during Summit Park’s ownership.

Sunset Management Company acquired Winter Park Lodging Company, a family-owned vacation rental and property management business in Colorado, along with its sister company Steamboat Lodging Company. Raincatcher exclusively represented the sellers during the sale process.

Move, Inc., the operator of Realtor.com and a subsidiary of News Corp, acquired UpNest, a San Mateo, California-based real estate agent marketplace. The deal is intended to advance Realtor.com's seller strategy by expanding its services that connect home sellers with qualified local agents. Terms of the acquisition were not disclosed.

RealManage announced a strategic partnership with American Securities LLC that includes an investment by affiliates of American Securities to support RealManage’s operations and accelerate growth. The investment is intended to fund continued expansion through acquisitions, new branch openings, and ongoing technology and service enhancements.

Affiliates of Fortress Investment Group completed previously announced transactions with DigitalBridge Group and BrightSpire Capital for total consideration of approximately $730 million. Fortress became General Partner and Manager to DigitalBridge’s DCVR series of funds, co-investment vehicles and other non-digital real estate positions, and separately acquired five historical development and/or non-accrual assets from BrightSpire for gross proceeds of $223 million.

Gladstone Investment Corporation provided an additional secured debt investment to its portfolio company Nocturne Villa Rentals, Inc. to support Nocturne’s acquisition of St. Barth Properties, Inc. and St. Barth Dream Vacations, SARL (together, SBP). SBP is a luxury vacation rental management company founded in 1989, headquartered in Franklin, Massachusetts, with an office in St. Barth, managing a portfolio of 250+ luxury properties on the island.

Everside Capital Partners, alongside Southfield Mezzanine Capital, made a new investment in World Wide Land Transfer (WWLT), providing senior subordinated debt and equity. The financing was used to support Corridor Capital’s investment into WWLT, a Pennsylvania-headquartered settlement, escrow, and title insurance services provider.

Berkadia acquired the apartment brokerage practice of Moran & Company to expand its institutional multifamily investment sales capabilities. The transaction will create “Berkadia Institutional Solutions, powered by Moran,” and includes the integration of Moran’s 31-member team into Berkadia’s investment sales organization.

Zonda (formerly Hanley Wood | Meyers Research) announced it has acquired Belfiore Real Estate Consulting, a full-service residential market research firm based in the Phoenix area. The deal is intended to expand Zonda’s reach in Arizona and enhance its data and advisory services for homebuilders and other housing industry customers.

Neighborly, a home services franchisor, announced it has acquired HouseMaster, a professional home inspection franchise. The acquisition adds HouseMaster as Neighborly’s 25th brand and expands Neighborly’s global network of franchise owners.

Nautic Partners, LLC, in partnership with AKAM’s management team, completed a management-led investment and recapitalization of the AKAM family of companies. AKAM provides residential and commercial property management, leasing, capital project management, and brokerage services, with operations including offices in New York and Florida.

Summit Park, a Charlotte-based private investment firm, completed the recapitalization of ExactaLand Surveyors LLC (Exacta), a provider of land surveys and field management services supporting residential and commercial real estate transactions. Exacta is headquartered in Cleveland, Ohio and also offers related services such as lien searches, elevation certificates, and estoppel reports, as well as SurveyStars, a SaaS product for surveying firms. Stellus Capital Management provided debt financing for the transaction.
