Real Estate Acquisitions in Colorado

Oakline Properties, a property-management platform launched by Alpine Investors, has acquired Four Star Realty, a Colorado-based multifamily and student-housing property management firm. Four Star—founded in 1986 and managing more than 5,000 market-rate residential units and 3,000 student housing units—will continue to operate under its current brand and leadership while joining Oakline's expanding Mountain West platform.

Fathom Holdings Inc. has acquired START Real Estate, a Colorado-based residential brokerage focused on first-time homebuyers. START operates roughly 70 agents (expected ~400 transactions this year with a >70% mortgage attach rate); Fathom will integrate START's first-time buyer program into its intelliAgent platform and Elevate plan to scale the program nationwide and drive recurring mortgage, title, and technology revenue.

Hospitality at Work, a property management platform and subsidiary of Lowe, has acquired Denver-based Vector Property Services, adding roughly 2.5 million square feet to its nationwide portfolio. Most of Vector’s property management, engineering, and accounting staff (fifteen team members) will join Hospitality at Work as the company expands its office and mixed-use management footprint in Denver and nationwide.

The Chernin Group has made a majority investment in BiggerPockets, the Denver-based real estate education platform and marketplace. The investment will accelerate BiggerPockets' audience growth and fund the development and launch of new product suites, including Market Finder, Deal Finder, and specialist service marketplaces.

Blackstone Real Estate Partners X (part of Blackstone) has completed its acquisition of all outstanding common shares of Apartment Income REIT Corp. (AIR Communities) for $39.12 per share in an all-cash transaction valued at roughly $10 billion, including assumed debt. The take-private purchase gives Blackstone control of AIR's portfolio of 77 multifamily communities (27,385 apartment homes) and aligns with Blackstone's continued expansion of its real estate platform.

Sekisui House, Ltd., through its U.S. subsidiary SH Residential Holdings, LLC, completed the acquisition of M.D.C. Holdings, Inc. for $63.00 per share (approximately US$4.9 billion) on April 19, 2024. The deal adds MDC's Richmond American Homebuilding operations across 16 U.S. states (approx. 15,000 annual unit supply) to Sekisui House's U.S. platform, advancing the company's U.S. expansion goals.

Jogan Inc., a Denver-based holding company founded by Dan Dietrich, acquired Echo Mountain, a ski area near Idaho Springs and Evergreen, Colorado, on September 18, 2023. Jogan plans strategic investments to grow Echo Mountain's winter and summer offerings (including events and weddings) and to expand access to affordable, local snow-sports experiences.

RentRedi has acquired eRentPayment and PaymentReport to expand its payments and credit-reporting capabilities and to grow its subscriber base. The deal will fold eRentPayment and PaymentReport into RentRedi (with founder Rick Sands joining as Head of Payments), giving customers access to RentRedi's broader property-management feature set and improved credit-reporting across major bureaus.

Blueground has acquired Denver-based Travelers Haven, the leading U.S. provider of on-demand corporate housing, to add on-demand sourcing and expand furnished rental coverage across the U.S. The combined business will continue to operate separately for now, will employ over 1,200 people and is expected to generate over $600M in revenue in 2023.

Philadelphia-based Houwzer has acquired Denver-based Trelora, a next-generation flat-fee real estate brokerage. The deal expands Houwzer’s footprint to 14 states, adds Trelora’s management team (including Rod Ward as CRO), and broadens Houwzer’s product and enterprise offerings across consumer and institutional real-estate end markets.

Vino Vault, a fine wine storage and services provider, has acquired Wine Storage of Denver — its sixth U.S. location and first in Colorado. The acquisition brings Wine Storage of Denver's climate-controlled facility and local customer base into Vino Vault's national network, giving clients access to additional inventory, collection analysis and auction services.

TowerBrook Capital Partners completed a majority investment in Stonebridge Companies, with Related Fund Management taking a significant minority stake and founder Navin Dimond rolling a meaningful portion of his equity. The investors and Stonebridge will commit capital to establish a real estate investment platform to fund new hotel acquisitions and support the company’s geographic expansion and operational growth; financial terms were not disclosed.

Compass, the real estate technology company, has signed a definitive agreement to acquire First Alliance Title LLC, a leading title and escrow provider in the Denver metro area. The acquisition expands Compass' title and escrow portfolio and advances its goal of offering an end-to-end platform for residential real estate transactions; terms were not disclosed and the deal was expected to close by year-end.

Tampa-based Valet Waste, a portfolio company of Ares Management and Harvest Partners, has acquired Denver-based turn service provider Simple Turns. SDR Ventures served as exclusive sell-side advisor; the acquisition expands Valet Waste's make-ready and turn service capabilities for the multifamily housing market nationwide.
